🇻🇳🇻🇳Vietnam will be the first country in the world to truly solve the global real estate bubble problem within its borders.
1/ The first step: Digital ID
The govt recently issued Decree 357/2025/ND-CP regulating the construction & management of info systems & databases on real estate market. All products, from individual houses & apts to floor areas in construction projects, will be assigned a unique electronic ID code.
Real estate ID is not a new concept. Previously, each plot of land had a sheet & plot numbers; each land use right certificate had its own unique registration number, and was not duplicated. The new ID unifies the identification method nationwide & digitize data, thereby limiting ambiguous transactions, clandestine transactions, or incomplete declarations. It would not only focus on "who owns what property," but also clarify the source of funds for real estate development, limiting speculation or the practice of registering properties under others’ names.
Each ID is unique to a single real estate product & follows it throughout its entire lifecycle, from its formation & use to transactions, transfers, or mortgages. Its structure will include: Land parcel identifier - project/construction info code - location identifier (if any) - type of real estate product. The assignment & management will be carried out by the local Departments of Construction through the Housing & Real Estate Market Information System & database. In addition to real estate products, the govt also regulates IDs for each unit managing & operating apt buildings, real estate brokerage licenses & individuals eligible for housing support policies.
It marks a fundamental shift in governance thinking, as the pre-inspection model, heavily reliant on admin procedures, manual processes & paper documents, is gradually being replaced by a post-inspection mechanism based on big data.
The ID will not exist independently, but closely linked to the entire digital record of the real estate: land plot information, project, construction, location, product type, etc. When each real estate property is assigned a unique "identity" throughout its lifecycle, the market will gradually move away from the persistent ambiguity.
Buyers, investors & credit institutions can easily trace the legal origin of each product, thereby limiting duplicate sales, premature sales, sales of products lacking legal qualifications, or the use of misleading info to inflate prices. Simultaneously, data standardization significantly reduces post-transaction disputes, which have been one of the biggest risks to market confidence.
Notably, the decree also expands the scope of management to include market participants by identifying apt building management & operation units, real estate brokerage licenses & individuals eligible for housing support policies. This regulation contributes to tightening market discipline, gradually eliminating unqualified & unprofessional brokerage & enhancing the responsibility of operating units & intermediary entities.
For real estate developers, the requirement for a unique ID for transactions means that the project's legal documentation must be complete before raising capital. This transparency mechanism creates a natural "filter," making it difficult for weak developers who are accustomed to causing bubbles, while reputable & well-established ones reduce the cost of proving their capabilities & build market trust.
Regulatory agencies can more closely monitor transaction developments, product structure, price fluctuations, capital flows in the real estate market, etc., thereby enabling more proactive and timely policy development and adjustment, contributing to limiting localized price surges & better controlling the market's ups & downs.
This is not just about data storage & retrieval, but also a foundation for integrating new technologies (AI) in analyzing market trends, forecasting supply and demand & automatically detecting anomalies & fraud.
Many people ask me the same question: “Where is the top? Where is the bottom?”
The truth is - nobody can answer that. It’s a million-dollar question.
What I can define is a reasonable price zone where buying makes sense based on value and market structure.
Then comes the next question: “When should I take profit, and at what price?”
Again - there is no fixed answer. You set a target where the return feels fair and your risk is justified.
There will always be signals on the chart suggesting momentum or exhaustion, but even major institutions buy tops and sell bottoms from time to time.
At the end of the day, learn to recognize what is enough, manage your capital well, and remember:
Sustainable trading is not about predicting extremes -- it’s about controlling risk and securing profits when they’re meaningful to you.

A good price zone is more important than trying to pick the perfect price. Buying at a reasonable level matters more than catching exact tops or bottoms. Be a smart investor.

It seems the economy may not undergo a “bubble reset” anytime soon. If that’s the case, the value of money will continue to depreciate, making investment channels such as stocks and cryptocurrencies increasingly attractive to investors. Although the core purpose of crypto is to promote balance and decentralization, when ownership becomes concentrated in the hands of a small group or a single entity, it exposes a structural weakness in the digital asset market — particularly for BTC and ETH.

You know, I often talk about accumulation charts, but the truth is, no one can perfectly time the absolute bottom.
That’s why we use dollar-cost averaging (DCA) when prices decline and gradually take profits as they rise.
I don’t give stock tips, but I’ve noticed some positive signs in Intel’s chart.

This is a classic chart pattern that provides clear signals about how large investors enter and exit their positions.
Neither you nor I can pinpoint the exact bottom, but we can visualize a price zone referred to as the bottom range.
Here, we observe high trading volume, with price movements confined within a certain range. By analyzing volume, we can better understand how institutions accumulate and distribute their holdings.

It seems the selling pressure is unable to push the price down to the necessary support level within the price channel.
