Verizon landlords who have been approached by Vertical Bridge to sign any documents: make sure you understand what you are signing. Despite statements that nothing in your lease will change, many times this may not be the case!
Receiving calls from Vertical Bridge asking (or demanding) for signatures con consent to the Verizon/VB transfer. VB can't explain why the consent is needed if the lease isn't being transferred... Beware of signing anything you don't understand!!!
A wave of cell tower lease renewals here. This is literally a once in a lifetime event for wireless landlords to fix issues in leases. Make sure you address issues in prior leases, and if you need help - ASK! Most renewals extend leases out decades, getting it right is key.

Wireless carriers are at it again with demands to cut rent or purchase leases from landlords. I just saw one purchase offer that looked to be $100k less than we'd expect in today's market. Don't take your first offer!
Just saw a letter from a wireless carrier announcing a new sublessee presented as an emergency service provider; no offer of compensation to landlord. Sublessee is actually a commercial paging/internet company who also services emergency providers. Details matter!
Seeing a new 'offer' from a tower company for landlords to 'participate' in a Right of First Refusal (ROFR) program, for a $5k signing bonus.
Be aware that accepting an easy $5k now can cost over $100k later if you sell the lease!

Are Cell Site consultants expensive? Depends on results. Recently had a customer come back who passed on our services and his non-cellular attorney handled all negotiations. They ended up losing rent, rev share, and control for 50 years. #Experience matters!

We consistently see sub-par work at decommissioned cell sites. This one is Sprint/T-Mobile. Landlords can and should enforce lease obligations to restore to the original condition.

If signing an LOI for a lease buyout, make sure the exits are clearly identified. After failing to reach an agreement after a year, one landlord wants out, but is being threatened with legal action by the tenant because the LOI only allows the tenant to terminate...
