🚨🚨🚨Even if you support a rent freeze during the state of emergency, AB-246 contains a fatal flaw that, if not fixed, will make the housing shortage much worse:

The bill implements vacancy control that is set to expire a year after the state of emergency.

If a landlord has a current rent-controlled tenant paying a significantly under-market rent who leaves, the rational action is for them to not re-rent the unit until the bill expires.

We need all the housing available that we can get right now.

AB-246, as currently written, will make it impossible to find an apartment and will cause homelessness to skyrocket.
