@HighStakesCap Dubai is a terrible real estate play. Even at a discount. People have been gambling on off plans on a frothy market close to a nice little implosion just like every 5-8 years there. Why would anyone gamble if there s certain plays at more than 18% IRR elsewhere is beyond me

@BarryRoland19 That s shocking 😮. I agree with Robbie. I wouldn’t take a single cent myself. I’m a GP too and there’s an 8% pref and targeting 18-20% in 7 years, paid by the government. How on earth can they perform so badly over a 20 year time frame 🥴. If LP don’t make real money, 0 GP pay!

What we don't do is chase hot markets (it means you're usually too late already)
- Follow cash flow, not headlines. If the pro-forma only works with rapid price gains --> PASS
- Debt that lets you sleep. Fixed-rate, amortising, DSCR guardrails. Survivability > Max Leverage
- If the rent stream is policy-anchored and the process is clear, collections become boring and predictable - in the best way
- pre-commit your buy box. If a deal sits outside our box, the answer is no.
- Standardize operations. Boring systems beat brilliant guesses.
- Patience is strategy? Year 1-2 won't make you a hero. Years 3+ with rent growth, amortisation, and compounding, will.
DISCIPLINE COMPOUNDS! Boring buys, repeatable processes, and policy-anchored income often beat shiny narratives over a full cycle.

@DaraOgunto No. Striking because you dont understand basic economics and costs, but you’re protected just because you re an union rep, is not a valid reason. People strike because they always want more pay and less work. Yet none of them want to take risks and the possible rewards of it.

I’ve been thinking deeply about how New York City – a place built on hustle, risk, and reinvention – could possibly elect a Democratic Socialist.
It’s easy to frame it as politics, but I think it reveals something deeper about where we are as a society.
In a perfect world, everyone would start at the same line – equal opportunity, equal access, equal chance to rise. That’s the dream, but obviously an impossible reality.
But somewhere along the way, we stopped fighting for equal starts and began demanding equal finishes. People now believe they’re entitled to the same outcome – the same wealth, the same recognition – regardless of effort, talent, or risk.
That mindset breeds resentment toward success. If someone builds something great, they’re accused of taking it from someone else. If someone wins, they’re told to feel guilty for it. The idea that billionaires shouldn’t exist – that the people who create should give everything to those who never tried – is equality twisted into envy.
Equality of opportunity is freedom – it inspires progress. Equality of outcome is entitlement – it destroys it.
New York, like humanity itself, has never thrived on sameness. It thrives on drive, risk, and the chaos of people daring to run their own race – no matter where the starting line is.
