I grew up in Southern California and live in Long Beach. As an adult, I’ve also lived in NYC, Boston, San Francisco, Seattle, Spain, Chile, Ireland and Mexico. This is home base and I always come back. The weather is always better here when I get off the plane. Every place has its positives and negatives. Why people feel the need to bash on California seems like a personal problem.

Walking distance to Pike St., downtown, convention center & Catalina cruiser. Bike friendly area. Parking impacted- good luck finding parking after 5:00. Drake Park can have an occasional incidents. LB has changed a lot. They’re building an amphitheater by Queen Mary. We got first 5 * hotel -Breakers making us elegible to host more conferences.

Anytime City deploys funding in a public works projects prevailing wage(PW) is triggered by California state law. Turner Center study found that PW projects raise project costs by $30 Sf controlling for project size, region, construction type etc. I’d suggest its drives total dev costs up by 35%. PW requires heavy admin on the part of GC and presiding jurisdiction to certify payrolls etc. This policy choice was made by state legislatures to “stabilize employment in a high risk field.” Likely at the request of unions. I agree, it’s excessive. It’s Sacramento is the driver of this cost increase bus.
While there is variance in cost, hope the GC is lead certified/knows what they are doing. I used to operate a lead hazard remediation program. I know of cases where Parents have poisoned their own children doing DIY projects at their home. Lead is a neurotoxin, with lifelong effects, especially to children 0-5, that’s include stifled cognitive development, hearing and vision issues. If not contained properly, it spreads like dust when lead based paint is disturbed(ie; changing a window). If house was built before 1979(when companies stopped adding lead to exterior paint), it likely has lead based paint hazards.

Curious about the cost breakdown. City’s fees are based on the number of NEW H20 & sewage connections. Permit fees are justified by suggesting it will go towards supporting infrastructure, & waste mgmt. Meanwhile cost of monthly bills is increasing. In Nov 2024, CA voters approved a $10B in tax exempt bonds for water infrastructure. It would be interesting to take a closer look at the financials of Water boards. Follow the money.
