The BUYER takes over the existing payments, no new bank loan needed. The SELLER gets the down payment they need to move forward. The deed stays with the seller until rates drop and the buyer refinances into a new loan.

No banks. No new financing. No waiting another 14 months while a $1.85M property collects dust. The seller even said "that might be the best option right now."

When the market makes traditional deals impossible, creative finance makes impossible deals happen.
