@Charteroakcap@melissasavenko Careful when applying 'average' to what is actually usable. Like comparing Toyotas when you want a Lexus. A $600k housing is above the median, there is no promise of a 3% rent gain, especially in places with jobs that people want to be. Rents track ownership costs. It must.
@buccocapital Not all taxes are the same. The rich usually create jobs (business and investments), taxes and regulations decrease the number of jobs that can be made.
But yeah, their motivations are very not pure.
@moseskagan 2-4 plexes sometimes sell like SFRs, because they are used similar to SFRs and house family members. Some are far superior to "apartments". There is a premium for it just like there is a homeowner premium over rental property.
@realEstateTrent I think he missed the point of licensing, it's just to hold someone responsible (liable) if something goes wrong. It has nothing to do with what you actually do in your business.
Alot of the CE have to do with fiduciary, agency, environmental hazards, trust funds. General stuff.
@GayBearRes Paying agents per showing existed before, I saw it 3 years ago, it was wild to see people asking for each other in front of a house like it was an airport. The bigger deal is if they start charging consumers per showing.
@moseskagan I am experiencing similar, but the stated reason is that construction companies are no longer taking insurance jobs (cutting pay, slow to pay, etc.) that used to be their bread and butter, and see property management as a source of stable work.
@jayparsons@maxdubler I don't know if the Dems can, a core belief among the whole party is that regulation and taxation should be used as some kind of punishment.
@_FlipMan What you would think of as the simplest things are unbelievably expensive. I'm starting to really adjust the properties I'm looking for for ones that really need very little work. Skipping the rest.

It's in the mechanics, when you take depreciation from a piece of real estate, you're just depreciating just the improvements, so when you do an exchange, your cost basis gets stepped up by your deferral, by the purchase price, you don't have to account for land again.
