I've funded much worse.
To answer a common question regarding where the costs are coming down, it appears much of it has to do simply with supply and demand on the contractor side.
So simply put, it is showing up in the bid and how much profit a GC is underwriting into the job.
Due to the material slowdown in new development construction, there are less and less projects getting started, but there are the same amount of contractors as there were 12 months ago.
As the contractors have less and less work, what little amount of new development is underway, the developer has a lot more leverage, and the contractor a lot less, hence why they are offering to do the same job for significantly less than they would have a year ago.
Cost of construction is coming down fast, with bids coming in much cheaper.
Based on conversations I have had with developers across the US and across product types in the past couple of weeks, the average amount was roughly between (-10%) to (-15%) cheaper.
Construction is seen as an early indicator of the broader economy fwiw.
