High rates ≠ automatic wait. Fewer buyers + more listings can mean room to negotiate — sellers with equity can help on rate or price.

End of a quiet Puyallup cul-de-sac — daylight rambler energy, fireplace + kitchen that opens toward the deck, trees out back for a little buffer.

Pierce County still isn’t a browse-forever market.

August NWMLS: Pierce ~3.3 months of inventory — more choice than the crunch years, still tighter than balanced.

Touring South Sound this weekend? DM SHOW and I’ll map what’s worth seeing.
