@Mr_Derivatives You can be both and continue to be a semi degen. I have 60% of my money in Vanguard ETFs (VGT, VOO). With the other 40% I enjoy researching and buying individual stocks. I keep this list small - 25 stocks. Over time, I think I will shrink this list to 20 stocks.

@joecarlsonshow Agree 100%. Bought properties to rent 15 years ago and things were going well until 2020 when property taxes and insurance sky rocket. Now, when I calculate my net worth, I don't include the value of my rental properties because I see them as liabilities and not assets.
