@MickfromVic@wil_da_beast630 Yeah it rains, not a lot, but a good amount. The summers are dry and hot, but it's not a desert region at all like you'd find in parts of West Texas. It's really in the heart of prairie country, so it's grassland, with lots of farms all around.

This could mean no roads, electric, or gas lines. You would have install those things yourself, ergo, cheap.
