I know these are valuations and can change quickly, but this trend of decline also says a lot.

This is Mumbai's BKC and a portion of the park alleged to be kept for babus and their families are alleged to be from MMRDA.

But look at collections now:

FY 2022-23: ₹25,085 Cr
FY 2023-24: ₹32,000+ Cr

Yet in 2018 LTCG came back (now 12.5%) + Budget 2026 hiked derivative STT rates!
