TEK Tower, Kitchener - Construction Update
December 2025
Construction is progressing well at TEK Tower.
Occupancy is still on track for September 2026.
Framing and drywall are complete in all suites from Levels 2 to 45. Second coat of paint is completed from Levels 7 to 38.
Kitchens are installed exempt for levels 45, 3, 4, 5, and 6. Tile is complete throughout the tower; Levels 5 and 6 to be completed this week. Flooring is installed from Levels 7 to 29.

Heard it last few days, right?...
Three days ago, the social media lit up with Royal LePage’s new 2026 prediction:
Toronto prices will GO DOWN ~4.5%.
Everyone rushed to repost it like it was the Holy Grail.
Same narrative, same certainty, some of them with “exact” timelines for the bottom.
All right...
Quick rewind: In April 2022, the headline said +15% for the year. (I had to dig up the screenshot).
What happened next?
THE AIR CAME OUT, AND PRICES WENT DOWN!!!
Not because the forecasters were evil, but because the world is messy.
Rates jumped. Liquidity flipped. Psychology snapped.
Forecasts don’t own the future; day-to-day conditions do.
This market is COMPLEX.
It doesn’t move like a light switch; it grinds, swings, and punishes absolutists.
Last month’s 416 condo prices shocked almost everyone. (Stabilizing at -1.7% yoy)
Detached and towns are telling a different story.
New launches are approaching 0; the 2027–2029 pipeline is thinning; approvals are still slow.
One headline can’t hold all of that.
So here’s the adult take: stop trying to time the tick. Start underwriting the tape.
If you prefer to be analytical: track monthly, watch absorption, months of inventory, showings data, separate resale from pre-con; investor product from end-user product...
Different engines. Different outcomes.
If you’re a first-time buyer who’s rented forever and you’re staring at massively corrected prices vs. the 2022 peak:
Buy the plan, not the hype. Get fully underwritten (not just “pre-approved”). Price your payment at a stress-tested rate that would still let you sleep. Hunt floor plans that work for real life (bedrooms that fit beds; storage for actual humans). Tell your agent to NEGOTIATE today’s fear: conditions, economy, foreclosures, inventory, days on the market... Inspect, read the status...
And now the part nobody on social says out loud:
People, nothing here is Black or White.
Some of you have rented for your whole lives and are finally seeing an entry because prices are significantly below the 2022 peak.
Some couples need more space for a growing family - a baby doesn’t wait for someone to post the perfect chart.
Some owners need to sell and buy in the same market and can’t afford to freeze.
Put simply: Everyone's situation is UNIQUE. Don't get anxious and paralyzed by the amount of information out there.

🔺 Mortgage payments for a typical home now exceed 50% of after-tax family income in every Ontario city.
In Toronto, it’s 110%.
Translation: a median family can’t cover a typical mortgage with their entire take-home pay.
2014 → 2023 (the part nobody likes to read):
• Down payment load: 14.1 → 22.0 months of median take-home (+56%).
• Mortgage burden (avg across cities): 29.9% → 56.6% of income.
• Rent burden: 19.8% → 23.5% of income.
• By 2023, zero Canadian cities had typical homes affordable at median income without an unusually large down payment or outside help.
• Toronto & Vancouver are toughest; everyone else got worse.
We keep calling this a “housing plan.”
Sure - just work three jobs and skip coffee.
