When people say “with all that’s going on”…do they realize how relatively calm and peaceful a time it is in our country? In the 1860’s we all decided to pick teams and butcher each other…in the 1960’s 5 of the most prominent political leaders were assassinated and we sent 1000s of our young men to be killed in Vietnam …in 1917 and 1941?…well you know what happened then…just stop…just because your favorite candidate didn’t win it doesn’t mean the sky is falling ya bunch of babies…also, please keep fighting for good policy despite who’s in office. And please be critical of your own guy as well as the other..that’s the only way anyone will listen…

Been telling you all this for 2 yrs. Pigeon Forge currently has 450 active listings, 39 price drops & only 14 home sales in the last 30 days. Those cabins that don’t stand out are getting crushed. Buyers from ‘22, ‘23 & ‘24 are upside down in the worst way. Massive lodge style cabins dropping prices just to bring in a little bit of carrying costs. Do you think a basic, 3 bedroom 3 bath with no amenities can compete with a monster cabin that’s only $150/night more? Jan-March is always slow, but those who overpaid and took on high interest DSCR loans are living in a nightmare currently.

Stocks don't open for 12 more hours, but with futures -125 the S&P looks like it will gap down through the Dec. low; a low which became even more significant after Wednesday's bounce off its corresponding support. And if the gap isn't filled quickly it would look pretty ominous.
