It's easy to get into a rut when you're constantly sitting at your desk.

Just got a $10mm term sheet for the ground up construction of a 41 unit mixed use apartment building in Philly.

There is still some work to be done on structure but it’s a great step to getting a deal done.

I’m in York/Harrisburg for the day and it’s amazing all the new luxury apartments that are being built.

I’ve talked to a few private debt funds lately who will only look at construction loans over $20mm.

I wonder why that is. I can’t see them doing very many deals.

GDP only grew at 1.6%, missing the 2.4% projections. Inflation also increased which means the chance of there being any rate cuts this year is unlikely.

There could potentially be a rate hike. It's gonna be interesting to see how this plays out.
