AI infrastructure and battery storage are changing land demand.
PowerBridge tracks where that demand is showing up, what developers screen for, and how CRE and land professionals can understand the opportunity.
Power comes before acreage.
One question I always ask before reviewing a site:
“What would stop a developer from pursuing this property?”
Finding those answers early is almost always less expensive than discovering them during due diligence.
Most land isn’t data-center ready.
The issue usually isn’t the acreage.
It’s what developers discover during diligence.
Before marketing a property, ask:
⚡ Is power capacity actually available?
🏗️ Is the entitlement path realistic?
📄 Who controls the land?
📍 What surrounds the site?
The strongest infrastructure opportunities are identified long before they’re submitted.

One question I always encourage brokers and landowners to ask:
“Who is the ideal buyer for this property?”
Not every infrastructure project evaluates land through the same lens.
Understanding that difference is where better opportunities begin.
The biggest mistake in infrastructure site origination?
Assuming every buyer is looking for the same thing.
A parcel that’s perfect for a BESS project may fail the first screen for an AI data center.
One parcel.
Two scorecards.
That’s why first-pass diligence matters.

The market may be focusing on the wrong number in the $EOSE rights offering.
• Partial subscription likely (60–80% range): RO closed July 21 with no official results yet. EOSER trading + stock weakness (~$4–5) point to muted retail participation and expirations.
• Hedge funds/arbs who shorted ahead probably drove most of the basic + oversubscription to cover and secure inexpensive warrants. The original 80/20 (direct + oversub) allocation looks plausible, while Hudson Bay’s aligned $75M registered direct offering provides meaningful support. A fully subscribed $150M raise would be a surprise given the dilution overhang in a volatile stock.
• Even so, the structure could still provide roughly $300M+ of FPUSA equity after proration/oversubscription, allowing projects to continue moving forward. The financing was designed to remain viable even without 100% participation.
One reason Ohio deserves more attention is its industrial history.
Many of the assets infrastructure developers value today—power, transmission, industrial zoning, and transportation access—were originally built to support manufacturing.
That legacy continues to create opportunity.
Ohio may be the Midwest’s most overlooked infrastructure market.
While attention stays on Texas and Northern Virginia, Ohio quietly offers many of the fundamentals developers value most:
⚡ PJM power market
🏭 Legacy industrial corridors
🔋 BESS opportunity
🖥️ Growing AI data center potential
📍 Columbus–Cleveland corridor
Sometimes the best infrastructure markets aren’t the loudest.
They’re the ones everyone notices a little too late.

Technology can evaluate a site.
Relationships create access to it.
That’s why the future of infrastructure land origination depends on combining trusted local market knowledge with structured developer review.
People. Process. Opportunities.

One point that’s easy to overlook: the best infrastructure opportunities are often identified before they’re ever marketed.
Understanding how developers evaluate sites helps CRE and land professionals recognize those opportunities earlier—and have much more productive conversations with landowners.
Want to get into AI infrastructure?
You don’t need an engineering degree.
You need to understand how developers evaluate land.
The AI Infrastructure Land Sourcing Toolkit was built to help CRE brokers, land professionals, and property owner representatives have more informed conversations about:

The biggest advantage in infrastructure land origination isn’t technical expertise.
It’s trusted relationships.
Developers already have:
• Engineers
• Interconnection experts
• Environmental consultants
• Utility relationship managers
What they need is early access to landowners and qualified opportunities.
That’s where local market professionals create the most value.
Relationships > Technical Expertise.

One trend we’re tracking at PowerBridge:
By the time a market becomes “hot,” many of the best substation-adjacent sites have already been identified.
The advantage often comes from recognizing where power infrastructure investment is heading—not where everyone is already looking.
What’s the next Southeast market that deserves more attention?
The Southeast may be the most underappreciated infrastructure land market in America right now.
While attention stays on ERCOT and Northern Virginia, developer activity is accelerating across:
📍 North Carolina
📍 South Carolina
📍 Georgia
📍 Tennessee
📍 Alabama
📍 Mississippi
Why?
⚡ Lower land costs
🔋 Growing BESS pipelines
🏢 Expanding AI data center demand
⚡ Major transmission investment
📈 Less competition for quality sites
Infrastructure capital follows power—not headlines.
Where do you see the next breakout market?

A significant milestone for $EOSE and the long-duration energy storage industry.
Energy storage is becoming critical infrastructure—not just for utilities, but for AI, defense, and national resilience.
U.S.-manufactured long-duration storage continues gaining strategic importance.

Most developers aren’t looking for more land leads.
They’re looking for developer-ready site packages.
The difference?
📍 Site identification
⚡ Utility & substation context
🏗️ Zoning
🌎 Environmental & access
👤 Ownership & engagement
Better submissions get faster reviews—and more responses.

Every developer has its own NDA, and every project is different. The purpose of this post isn’t to discourage confidentiality agreements—it’s to encourage informed conversations before the evaluation process begins.
The first document many landowners sign isn’t an LOI.
It’s an NDA.
Understanding what you’re signing before you sign it can help you ask better questions throughout the evaluation process.

Protect your options.
