@danbock10 @JillianDURM @dhacomm @DHACEO @CityofDurhamNC Initial thoughts: free/cheap land, more affordable developers & design & construction companies, more skilled labor including PM & admin staff to coordinate the projects, more tax credits (or ideally a better system for state or federal subsidy), & more private equity partners.

Opening Day at The Joyce! This brand new Durham Housing Authority senior housing building is just steps from downtown amenities and the tobacco trail. I love that DHA & the city are committed to keeping affordable homes in downtown! Now we just need to do it another 50 times. 🤩
