Our recent research showed that residential planning applications are taking 3.3 times longer to determine than in 2010.
As a follow up, I've explored what's driving that slowdown and why it matters beyond the simple inconvenience of delay - including some brand new data that wasn’t included in the original report.
We don’t need a big state-owned housebuilder, we need thousands of smaller ones. Small builders have basically vanished in Britain because of the time, cost and uncertainty of the planning process. Nationalising Vistry or Bovis will do nothing to fix that.

This is more evidence of Britain's failing civil service.
Like other quangos, the @EnvAgency is unaccountable and too-often incompetent. Long on excuses, short on results. There are so many cases of Britain's failing state. It is a HUGE problem. @TiceRichard
🚨BREAKING: Henry Nowak’s killers mother, Kiran Kaur, was KNOWN to the police for a previous knife related offence 🇬🇧
I have heard ENOUGH - his brother, his mother, his whole family should be DEPORTED IMMEDIATELY 🚫
Finally the Henry Nowak footage is released. “You’ve been stabbed? I don’t think you have mate.” You can hear the disdain in the officer’s voice. Dragging Henry around like he’s dealing with an injured dog at the side of the road.
This body cam footage is extremely shocking.
You can hear Henry Nowak’s pleas about being unable to breathe.
And you can hear how the police dismissed them and failed to take action to try to save his life.
This is not just about knife crime. This is about police failure, poor police training and anti- white racism.
Who is going to be held accountable for this scandal?
At this point prices in The UK are just made up:
What do you mean a return train to London is £140?
How is a weekend away in England £600? I can go abroad for a week for that!
Why is a house that was £700 a month a few years ago now £1500 a month?
How is a full tank of fuel now costing more than £100?
Why is my car insurance going up every year on the same car with no claims?
How is 2 carrier bags of shopping costing me nearly £100?
We're honestly done aren't we.
In many parts of the UK it actually costs more to build new housing than what it can actually be sold for....
Hopefully for most people the outcome will be obvious.
Planning application fees are going up - again.
Despite the good intentions, it’s hard not to see this as ducking a more difficult problem.
The complexity of the application process has increased dramatically over the last 20 years, and not always for the better.
Providing more cash is one way to improve a service, but so is making it more efficient.
Fees shouldn’t go up until the process is improved too.

Updated within, but this 1960s midcentury modern house in Stapleford, Cambridge, has a picture-perfect design, some bold features, and a pool too. https://t.co/cPHhJd0Jwz
