Respectfully, as a Real Estate Broker in Palm Beach, I’d like to clarify a few important points.

The Surfside tragedy was not ignored — in fact, it fundamentally changed condominium law in Florida. Following extensive investigations, the state enacted new regulations addressing building maintenance, inspection, and structural safety.

Every condominium over three stories is now required to complete both a Milestone Inspection and a Structural Integrity Reserve Study. These reports ensure that buildings are regularly evaluated and financially prepared for essential repairs.

As a result, associations are now legally required to maintain fully funded reserves for future maintenance and restoration — the main reason for the wave of assessments seen across Florida in recent years.

Historically, there has always been tension between owners who preferred minimal fees and those advocating for long-term maintenance. That debate is over. Under the new laws, failing to fund these critical reserves is no longer an option.

The outcome is clear: Florida’s condominiums, from Jacksonville to Key West, will be significantly safer moving forward.
Interestingly, other states — and even provinces in Canada — are now studying and adopting similar safety protocols.

Surfside did not fade into history. It reshaped it.
