The Federal Reserve raised its benchmark rate by 0.25% today, but that does NOT mean mortgage rates automatically went up by the same amount. Mortgage rates are influenced more by the bond market, especially the 10-year Treasury, so they can move differently from the Fed’s rate.

For buyers, the key is to focus on the rate and payment available to you today—not just the headlines.
