Now this was an interesting idea that popped up from the Property Tax poll we posted up.
So we went and ran the numbers on a what-if scenario to eliminate property taxes for single-family homes and what would be needed to make up for the shortfall, and here's what we found 👇:
The total current revenue from property taxes is around $87 billion. As a reminder, the State does not operate off property taxes, it is entirely local municipalities who collect and use these funds.
Of the collected property taxes, Single-family (owner occupied) homes draw around $26 billion while commercial/industrial/multi-family/rental/etc draw around $55 billion. If we eliminate property taxes for single-family homes, we only have to figure out a budgetary shortfall of $26 billion instead of a full $87 billion for these local municipalities.
This revises down SIGNIFICANTLY any VAT/Sales Tax or hybrid system numbers needed to make-up the revenue for the local municipalities...we're talking a 3% VAT and a 0.74% sales tax change in a hybrid system.
There would be some other valuable benefits by eliminating property taxes for single-family homes:
🟢We would encourage families to buy and own a home. Home ownership rates hovers around 62%. This figure is unsustainable and we gotta pump those numbers up. Exempting single-family homes has the potential to increase home ownership 10% in the long run. Young Texas are entering a scenario where it looks like they would never be able to afford a home. We need as many young Texas as possible to raise as many baby Texans as possible in a stable home environment. Removing one of the large annual financial barriers to home ownership will be a huge win for Texas in the long-run.
🟢It may discourage large firms from buying up single-family homes en masse. These large firms like Blackstone come in with deep pockets, buy up as many homes as possible, manipulate housing markets and prices, and negatively impact neighborhoods with their globalist-favored policies. They account for almost 10% of home sales in Texas now (at one point it was 20% in 2023). Anything that puts regular Texans at an advantage over globalist mega firms is a win.
🟢Home prices potentially stabilize/slightly drop, especially in areas largely involved in investor-heavy (large firm) purchases. There would be no CAD setting a property tax value for your home that constantly increases. This would no longer need to be figured into consideration when purchasing a home.
As a reminder: @DocPeteChambers will reign-in out of control State spending. We have to be good stewards of whatever we ask The People to contribute to. We completely acknowledge that...but when we are having a discussion on how to eliminate property taxes we have to have a discussion on what the local municipalities will do so they do not fail (and negatively effect you).

Being present with those mourning with and mourning with them is the right thing. Do not feel pressure to say anything- weep with them. Pray for them. Serve them. MAINTAIN your faith in the steadfast GOODNESS of God
Do not try and give answers to things we don’t know (Dt 29:29) and remember what we do know - specifically that when this tragedy at #camp #mystic happened - the Father was exactly where He was when His Son died on the cross - firmly planted in the heavens on His throne -waiting to bring His perfection and hope to our broken world. Don’t forget His goodness when nothing around you suggests He is good and sovereign. Hold fast. Comfort others with the comfort with which you have been comforted. Be steadfast. Present. Silent but ready to comfort with Truth of God’s sufficiency and love. Be trong and unwavering. Hurt with them. Wait with them for the Lord’s peace to come.
Pray. Practice the ministry of presence and faith. Grieve- but not without hope.
Praying now for all who are close to this tragedy and the myriads around the world who are similarly hurting and we don’t even know about their story.

@BowTiedBroke If true you sent offer, you’d likely have a claim against the realtor and potential recourse (and leverage)….Breach of fiduciary duty (realtor owed to owner) and various complaints to regulatory/licensing authority (leverage to get realtor’s attention).
