All of this nest egg is counted against any college grants or loans. Grow the same money in a tax advantaged account of your own, make them eligible for student aid. If they successfully graduate college, make a couple of gifts to help pay down their student loans, or buy a house if they did not go to college. They aren't tempted to cash out their ira early to do something stupid. By the time you die, they inherit nearly tax free at an age when they can apply the interest and dividends to their own retirement, maintaining the principal for future generations, hopefully.

This sounds like the definition of an easement. Either a previous owner sold it, or the railroad retained it when they sold the land to the first purchaser. An easement gives them rights. In my state, however, it needs to be filed at the courthouse so it is public record. Get a lawyer.
The difference between Catholics and many Protestants is this;

- Repenting when we fall
- Remaining faithful until the end
The Catholic understanding of salvation is not that we "earn" Heaven by our own power. Salvation is entirely by God’s grace. But we must COOPERATE with that grace and remain in Christ.
That is why Jesus said; “He who endures to the end will be saved.” - Matthew 24:13»
So if someone asks me as a Catholic, "Are you saved?"
I would say:
I was saved.
I am being saved.
And I hope to be saved as I remain faithful to Christ until the end.
Because salvation is not just a one-time moment. It is a lifelong walk with Christ.

There is nothing wrong with confessing your sins to God directly, I do it all the time. The problem is not knowing if your contrition is “perfect” (we are sorry because our sin offends God) or “imperfect” (we are sorry because we fear punishment). When I hear Jesus (though the priest) tell me they are forgiven regardless of my contrition, it is a great advantage.
I have seen different episodes multiple times with different groups. Season one gets off to a slow start but then I was hooked. It really helps to imagine the human side of Jesus but sort of misses the divine nature. Also glossed over the Eucharistic discourse. Highly recommend. Jonathan Roumie is a great actor.
On Mother’s Day I know it’s traditional to post the image of the Blessed Virgin Mary punching the Devil, but this year I hope people don’t forget about the cool manuscript illumination where she has an angel babysit Jesus while she wrestles a demon and makes him cry “uncle”.

@ProfMJCleveland My brother switched to Starlink from fiber to save money. Our fiber provider charges by the gigabyte you use and he is a heavy user. I don't watch as much tv so the fiber is competitive. I use a mini when snowbirding. Works great for us
