Jeff you keep pointing to institutional investors as the big bad boogeyman in the housing market. And to be clear, I don’t think institutional investors should be competing with families for single family homes.
But let’s also be honest about the numbers. Institutional investors own less than 1% of the nation’s single family housing stock. Even if you eliminated every one of them tomorrow, it wouldn’t solve the affordability crisis.
The real problem is that we’ve made housing incredibly expensive to build through excessive fees, permitting delays, regulations, and red tape. If we want affordable housing, we need to increase supply and reduce the cost of building homes not pretend that a group owning less than 1% of the market is the primary reason people can’t afford to buy.
This is the part of the bill that can move the needle if the state and local municipalities participate
