Everyone asks me about Summerlin. Nobody asks about the Arts District. That gap is the opportunity.
The most walkable pocket in Vegas — breweries, galleries, First Friday. Entry pricing under the suburbs.
It's a bet on trajectory, not a finished product. Walk it first.
A 320-acre lake in the desert sounds like a rendering. Lake Las Vegas has been real for 30 years.
Fits: second-home buyers, retirees, remote workers.
Doesn't fit: anyone commuting west daily.
The buyer pool is national, not local — prices move differently here.
Southern Highlands: the neighborhood people drive past on the 15 without knowing what's behind the wall.
Private golf, estate lots, 15 min to the airport. Quieter than Summerlin, closer than Henderson — and still underpriced relative to both, in my opinion.
Skye Canyon: built for people who actually go outside.
Higher elevation = cooler summers. 25 min to Mt. Charleston. Active new construction, no fighting over old resale inventory.
Real downside: 30–35 min to the Strip. WFH? Irrelevant. Commuting? Factor it in.
Seven Hills gets overlooked because it's "Henderson, not Vegas."
That's the point. 20 min from the Strip, feels like a different state. Valley views, top Clark County schools, and pricing still below comparable Summerlin homes.
Quiet without giving up access.
Summerlin isn't one neighborhood. It's ~30 of them wearing the same name.
The Ridges = guard gates + golf. The Paseos = parks every few blocks. Downtown Summerlin = restaurants without the Strip.
Which village fits you is a 15-min conversation, not a Zillow search.
Fully gated on nearly 3 acres, the property unfolds as a private compound of uncommon scale, land, & serenity.

The listing price isn't what the seller expects to get.
It's what they hope you'll pay. 📋
