I’m convinced a lot of real estate agents - primarily in the resi world - like doing the work of a real estate agent (forms, calls, etc) but don’t really like doing the work of real estate.
There is a difference.

@DruryOutdoors Smaller and irregular shapes with a pinch point or two…and leave some “edge” for the deer to have some cover (makes them feel a little after, I believe) as they transition into food plot.

@ZVR09 It may take more than a "strategy" to get people to move there. I live in the state, and it's difficult for me to even go there for an event let alone want to live in it. I understand the challenge. But, heck, everone has to live somewhere, I suppose.

Closed an owner-finance deal today on about 80 acres. I always caution people (primarily newbies) about buying owner-finance deals because so much can go wrong for the average person entering into one.
This buyer did well in mitigating some of the big issues. Here what he did:
1. He wasn’t sure about everything, so he asked for guidance! I was happy to help someone who didn’t pretend to know everything for a change.
2. He used a title company to run title, prepare a Credit Sale Deed & the Promissory Note.
3. Sale was recorded in Clerk’s office. So many Bond for Deeds, Land Contracts, Lease Purchases, etc. are just done by the seller and not recorded. This creates a situation where bad things can happen to the buyer over time.
4. He understood my guidance about record keeping regarding the payments.
5. He was wise enough to understand the $735 he spent for closing costs to have this done properly was well worth it.
Make deals…and do it wisely! Closing on real estate is not the place to suddenly become a penny-pincher.

It don’t matter if a resi don’t know much about the land she’s listing. Leave her be. Her passion to serve her clients with the highest integrity is all she needs, I suppose.

We had a client this week get right to it trying to buy a timberland tract. He submitted 2 written offers…one for X with 50% of the mineral rights, one for Y with none of the minerals.
