For Short-term Rentals, cash on cash = cap rate for the moment. Lending on non-occupied second homes is getting much tougher via the #FED. Investors may need to get re-acquainted with making returns from #realestate and not financial enginnering (loans).

An interesting strategy in STRs. Large investors we work with have been focused on the STR to LTR spread thesis. Small investors who want to max cash flow and have more flexible capital should press their advantage in going after STR first properties as @rohindhar highlights.

When underwriting a vacation rental property, I do not look at all to see if the backup plan as a long term rental would work. I already know the answer is no.
There is no backup plan. Plan A has to be good and it has to work.
Juat returned from the #AAPL lending conference. Attendance was down a bit but there are still loans to be had. Temporary fix and flip and non-QM #DSCR loans are still available for rentals, just make sure you have a plan for permanent financing!

We don't see this in our data. STRs in Arizona, specifically Phoenix, are well positioned heading into several demand spikes in 2023 e.g. superbowl and Waste Mgmt (same week). STR supply GROWTH is slowing, but not decreasing.
Comment from a realtor we talked to in Arizona this week:
“I’ve never seen this many vacation rentals come on the market for sale. Every day someone is asking us to list their Airbnb for sale.”

Feedback from AAPL Conference. Hard money loans still available, LT financing is tougher. With this backdrop we expect supply growth of short-term rentals to moderate materially. That said, with @airdna reporting nights book +19.3%, investors may not need leverage to make returns

A well done analysis of a hypothetical STR's financials. Debt is getting harder to come by at higher LTVs, but the silver lining is likely less supply growth of STRs and therefore higher equity returns (pari passau)
