Then you are a moron. A down payment is literally 3.5% or less. I assume the average home in your area costs 400k which is where you got the 80k down payment number so you actually need 14k down. The seller can contribute to that and there are other government grants to help. Buy the house rent 2 of the bedrooms, live rent free. In 366 days refinance the house buy another on an FHA loan and move into it, rent your bedroom in house 1. Now house 1 flows positive and house 2 you live for free again. Do this 3 or 4 times and bam you have 5 houses. Sell all but the one you live in 1031 exchange into a bigger asset and keep buying and moving forward, bam you are wealthy.
