If you use said space for industry, restaurants, venues, etc. if will outperform stadiums with economics impact. That's great you turned away a massive venue with guaranteed jobs/revenue.

How much revenue flows directly into the city and state for just the 8 home games?? Alcohol, food, hotels, etc. just gone.
