We’re at the 20 month mark of a worldwide remote work experiment. My thoughts on the #CRE market going forward.
Special thanks to @antonyslumbers, @Caleb_Parker & Dave Cairns for participating in this video.
And thanks again to @SailingOnSound

@MeghnaWBUR@RadioFreeTom I’m sure sure I’ll be ratioed, but I think the opposite. If one brings a small carry-on, why should they be punished & lose leg room? I think the problem started when airlines started charging for the 1st checked bag.
It feels like Canada is stuck on small ideas when it comes to nation building. High speed rail along the Quebec City - Windsor corridor seems like a great ‘big’ idea. Great reporting by @PaigeMTL

@benjaminbach@DDrolapas@Caleb_Parker I think it’s also possible to argue that in some cases, if one buyer is willing to close at a higher price that a group of other buyers, the actual value is even higher. The winning bidder paid less than the value—they just had a better view of HBU than the market.
@Caleb_Parker@benjaminbach@bobbyfijan@EllliotttB I'm a fan of using risk-adjusted NPV when cash flows become more volatile.
Expected or avg. cash flows start to make about as much sense as saying that Michael Jordan & I have won an avg. of 3 NBA championships each-might be true, but I think the Bulls drafted the right guy.
@lee_wilkinson2@Caleb_Parker I'm really curious on the latitude the auditors & REITs have around valuations when preparing financial statements (practical & theoretical). Love to hear any thoughts you have @lee_wilkinson2
@lee_wilkinson2@Caleb_Parker I think the right model depends on the underlying volatility. The more volatile the income, I the more the method should like slide from DCF --> Tiered/Split Income --> Probabilistic.
@benjaminbach@Caleb_Parker Oh, don’t get me started…is flex an investment or an operating business? Depends who you ask. My joke for a few years is the answer is whatever is worse. BDC said we were building an investment portfolio, which they don’t finance (fair, not their role)
@benjaminbach@Caleb_Parker I’m sure some of it is being in a tertiary market. It’s a bit of a black box, but my bet is we were treated like a business with assets to lend against rather than pure real estate lending. Like a trucking company getting a mortgage on a warehouse.
@Caleb_Parker@benjaminbach No, the valuations weren’t affected. It was like we had done nothing. For one building, it started with maybe 70% vacancy. We filled it up, increased NOI about 40% above a theoretically fully leased building and valuations remained the same throughout.
@prestonpesek I grew up in a small, remote town and as a result I think I missed out since I couldn’t imagine life in a big city until I was much older. I now live in a mid-sized city and try and give my son exposure to larger cities so he won’t have the same issue.
