With all due respect, this argument is very disingenuous. There is a distinction between the point Ben Shapiro is making and the one you’re responding to.
We all know that Judaism is unique as the world’s only ethno-religion. Your familial ties make a person Jewish ethnicity (Num 1:2). It’s also a religion with a set of rules and principles.
When people wear their Jewish heritage as a cloak to protect them while they attack the Torah, say vile things about klal Yisroel and E”Y and join with our enemies, it is crucial to call them out as the Rodphim they are. 4/5 of heritage Jews didn’t make it out of Egypt. They weren’t worthy of the inclusion in Am Yisroel as they’re not “b’clall amisecha”. This is perfectly reasonable to argue in the midst of a political discussion.
When being Mkarev those who are unfortunately separated from the religious aspects of Judaism we should of course show love and acceptance of Jews from all walks of life. But the goal is to bring them to Torah observance.
Bernie sanders, John Stewart or Dave Smith aren’t going to be Torah observant. And when we pretend that their “As a Jew” routine is anything but a cynical attempt to subvert the critiques on them from a Torah framework, we do Klal Yisroel no favors.

Have we at all considered this is how it has to be? When will we as a people learn that there is G-d alone to rely on? The American administration, diplomacy, iron dome. All of these have been wonderful aspects of Gds divine plan for the protection of the Jewish people. But as it’s always been, Ain od milvado אין עוד מלבדו. We get to fully rely on the protection of Gd alone. And in that merit, our ultimate redemption will be brought to fruition.

As the asset class gets more institutional, the spreads on POH revenue (or pricing on the homes) is tightening. At least that’s my experience.

Unfortunately this is becoming less and less so as sellers want their 7 cap on total NOI, particularly for brokered deals.
The proper business plan IMO should still be to sell the POH as the revenue is not generally agency financeable. So if the goal is a takeout after pushing NOI, need to convert it to lot rent asap.

This fact then leads to stickier tenants by nature, so the capacity for rental increases without vacancy risk is higher.
Once tenants own their own units, R&M expenses are on them. So expense ratios tend to be lower than in other multifamily assets. So, rapid NOI expansion is a real possibility.
Finally, it has serious tax benefits through cost segregation and accelerated depreciation.
All of these factors together make it a very compelling asset class.
