🟢RWA Valuation🟢

A project claims its token is backed by $50 million in real estate.
Another represents $20 million in private credit.

⚠️But who determines what those assets are actually worth and how can investors verify it?

Tokenization makes ownership records easier to track but it doesn't guarantee accurate valuations.

Let's look at what matters.

1️⃣ Market Price vs. Underlying Asset Value

These aren't the same thing.

Underlying asset value is the estimated worth of the asset, while market price is what buyers are willing to pay for its token.

For example:🔻
a property fund might value its assets at $10 million but if investor demand falls, its tokens could trade below that value.

Strong demand can push the price above it, too.

A token's market price doesn't automatically reflect the true value of its underlying assets.

2️⃣ How Are Different RWA Assets Valued?

Valuation depends on the type of asset:🔻

1️⃣Real estate:
Property prices, rental income, location and operating costs

2️⃣Government bonds:
Interest rates, maturity and market conditions

3️⃣Private credit:
Borrower repayment capacity, collateral and default risk

4️⃣Trade finance:
Invoice validity, counterparty reliability and repayment likelihood

⚠️Each asset requires an appropriate valuation method.
One formula cannot accurately value every RWA category.

3️⃣ Why Timing Matters

Imagine a property fund updates its valuation every three months. Meanwhile, interest rates rise and property demand weakens.

Its published valuation may no longer reflect what buyers would actually pay.

Some assets have observable market prices, while others rely on estimates and periodic appraisals.

The less frequently an asset is valued, the more important it's to understand how that valuation is calculated and updated.

4️⃣ Who Verifies the Numbers?
Investors may encounter several types of evidence:🔻

1️⃣Independent appraisals:
Professional estimates of asset value

2️⃣Financial audits:
Reviews of financial statements within a defined scope

3️⃣Proof of reserves:
Evidence about specified assets or balances

4️⃣Onchain records:
Transparent token supplies and transaction histories

5️⃣Third-party reports:
Information from custodians, administrators or servicers.

⚠️However none of these automatically proves everything.
An audit doesn't guarantee accurate valuations and blockchain records can't independently verify every offchain asset or legal claim.

Always check what has actually been verified and what remains uncertain.

5️⃣ Can Oracles Solve the Problem?

Oracles bring external data, including prices and valuations, onto blockchains.

But they can't turn inaccurate information into reliable data.

If the original valuation is outdated or based on weak assumptions, recording it onchain doesn't make it correct.

Reliable RWA systems need trustworthy data sources, clear valuation methods, regular updates and accountability.

6️⃣ Five Questions to Ask Before Investing

Before buying an RWA token, ask:⬇️

1. How are the underlying assets valued?

2. Who verifies or approves the valuation?

3. How often is it updated?

4. Can investors access supporting reports?

5. What happens if the reported value differs from what the asset can actually be sold for?

⭕️These questions matter most when assets rarely trade in open markets.

The Bigger Picture⬇️

RWA connects digital tokens to real economic assets but that connection requires reliable valuations, transparent reporting and independent checks where appropriate.
A blockchain can show you what a token is trading for. It can't by itself prove what the underlying asset is worth
