1. Land prices have to be linked with per capita availability of land in the country. Tokyo would have been a better comparision.
2. Industrial & commercial activity & good social infrastructure concentrated around 10 centres. More centre's reqd.

1. In my Telecom PSU work place in London, a fellow engineer genuinely believed that snakes still roam on Bombay & Delhi streets.
