Gurugram's tightest office corridor has 5.7% vacancy. Its weakest has 29.5%.
The 100-million-sq-ft headline hides a 5x gap that most people don't know about.
CBRE published its Haryana office report last week. Gurugram has crossed 100 million sq ft of completed office stock. 40 million sq ft was leased between 2021 and early 2026. International occupiers alone took 17 million sq ft. More than 250 Fortune 500 companies sit here.
That sounds like one large, validated, booming office city. It is not.
Savills breaks the same city into three distinct markets. The core business district, covering Cyber City, MG Road, Golf Course Road and NH-48 before Rajiv Chowk, holds about 39 million sq ft. Vacancy there is 5.7%. Rents sit between ₹110 and ₹230 per sq ft per month. This is genuine tightness. Tenants compete for space. Employees show up. Residential demand within commuting range has a visible floor under it.
The secondary business district, covering Golf Course Extension Road, Sohna Road, Udyog Vihar and the sectors around it, has the largest stock at 43 million sq ft. Vacancy here is 17%. Three times the CBD. Rents sit between ₹60 and ₹125 per sq ft. The scale is large. The occupancy tells a different story.
The peripheral business district, covering SPR and NH-48 beyond Rajiv Chowk, has 7.9 million sq ft. Vacancy is 29.5%. Nearly 1 in 3 sq ft is sitting without an occupier. The towers exist. In many of them, the employees do not.
A buyer looking for a home "near a major office corridor" could land in any of these 3 zones. The brochure language is identical. The occupancy supporting each one is not even close.
One corridor has a 5.7% problem, meaning tenants compete for limited office space, and that competition puts a floor under nearby residential demand. Another has a 29.5% problem, meaning the office space itself is still looking for tenants. Buying a home next to each of these corridors is two completely different decisions dressed in the same marketing.
Most buyers treat 100 million sq ft as one fact about one city. It is 3 separate facts about 3 separate markets, with a 5x vacancy gap between the tightest and the loosest.
That gap is in every rental cheque. It is in no brochure.
