@boes_ One of the biggest reasons you can expect inflation as measured by the CPI to rise significantly is that owners equivalent rent (largest componet) will start to rise with a lag as those who fled apartments flocked to houses. With HPI up significantly, expect rents to follow.

The cure for higher rates will be the rates themselves, more expensive mortgages, some stock give back and ultimately an economic slowdow. That is likely a ways away with stimulus, accommodation & real rates still negative.
