@LRoss65543@SteveSaretsky@JohnPasalis If population grew for 30 years and our SFD supply shrunk over that span, how is it possible for anyone to fix the crisis?
I have 10 siblings that were all born in the Shaughnessy/Kitsilano area, do we all deserve to buy a house for $600k there? That's silly
@SteveSaretsky This is silly. There are still tones of homes in Canada (Cgy/EDM/WPG/Sask) for $500-600k.
Vancouver and Toronto are not the only cities in Canada.
@JohnPasalis John, why do people think Vancouver and Toronto are the only cities in Canada? This isn't a problem in cities where they can sprawl homes out in all directions like Edm/Cgy/Wpg/Sask etc. where I you can find homes for $500k - $600k.
What is the obsession with Van/Tor?
@RWong1975@SteveSaretsky But they are say prices "NEED" to come down. Every single Canadian is now afraid to buy and many will start to sell their homes soon.
This is awesome! I might be able to buy my 3rd condo soon!
@RWong1975@SteveSaretsky U are right, not the same, its even worst. The BOC never said prices need to go up in 2020.... but now they are telling Every single owner prices need to come down!
They are begging us us to sell and not buy!
@RWong1975@SteveSaretsky Did Tiff say "we need prices to go up" in 2020? Nope,
But here they say "we need prices to go down" Loud and clear begging us not to buy!
@RWong1975 Who cares, if someone agreed to pay 1 million for a presale, and it drops to $500k, either way, it doesn't make it cheaper for owners to own and the mortgage term is still 25 years.
@RWong1975@eresc79@BenRabidoux@FluffyTheHen Then what is the point of showing me this post that shows a house selling for 1.2 million for Eric's latest "price discovery"?
I never claim you said that, i'm letting you know "If" you think the avg SFD will drop to that level, you will be disappointed.
@Airbnbsnitchpol@VancouverSun@RWong1975 More proof the gov is doing everything they can to scare people into buying.
And yes, I am a bit bullish, but not investing. To much headache and gov's rules against home owners.
@RWong1975@eresc79@BenRabidoux@FluffyTheHen If you think an average SFD in Coquitlam will be around $1.2 million, I think you will be disappointed.
I've bookmarked this post - lets revisit this later this year and see how much homes sell for in the area!
@RWong1975@eresc79@BenRabidoux@FluffyTheHen I don't know what happen to this house particularly, but why are the other homes around it selling for higher than 2023 assessment? https://t.co/i9ER6yGXtP
https://t.co/DkMwTUcgrC
etc
@RWong1975@Supervillian007 Yes, in 2022 i said it didn't drop much. 13% down from crazy peak prices is nothing to get excited about.
Now we are only 17% down from that peak (even with much higher rates than 2021).
@RWong1975@Supervillian007@SteveSaretsky Area where i live. Sale prices from 2022 to now is down around 10%.
If you are looking at the entire market overall from 2022, looks like its down 17%.
Unfortunately that's it
@RWong1975@Airbnbsnitchpol@eresc79 That's why you've always been wrong Raymond, your times are off.
Bookmark my prediction, I say we see a bottom in 2026 :)
