Took a trip to Panna few months back.

50 mins flight from Delhi. 30 mins to the tiger reserve. Didn't expect much honestly.

Then I saw the Ken River from the safari jeep. Something shifted.

That evening I stayed at a homestay. Chulha roti, local sabzi, no room service, no menu. Just food that tasted like someone made it for you.

Sat alone by the river for a while after dinner. No notifications. No calls. Just water moving.

Next morning - Khajuraho. Walked through temples that are a thousand years old. Had dinner at Raja Cafe surrounded by tourists from 8 different countries.

MP had a completely different image in my head before this trip.

I have spent years selling, building pipelines, moving fast.

Sometimes it takes a river to remind you that life exists outside the city.

Most people know Panna for tigers.
What they don't know:

→ Ken River in Panna is one of the cleanest rivers in India - least polluted Yamuna tributary
→ Panna is a UNESCO Biosphere Reserve (designated 2020) - 1 of only 18 in India
→ The tiger reintroduction story at Panna (2009–present) is one of conservation's great comeback stories
→ 40% of the surrounding district is under forest cover → The gorges and waterfalls along Ken river are genuinely spectacular.

It tells you:
→ Who owns it (current + history)
→ Land type (agricultural/NA/forest)
→ Area in hectares
→ Whether there are any loans or legal flags on it.

Nobody talks about what the land actually is.

Most farmland real estate in India is sold like a commodity.

Price per sq yard. Location within X km of a highway. Done.

Panna sits at the northernmost edge of India's natural teak belt. The soil here - shallow Vindhyan - is exactly what teak grows on naturally.
The forest isn't planted.
It's native.
That's rare.

We chose Panna for The Teak Estate specifically because of this. The ecosystem is already there. We're not creating it.

That distinction matters more than most buyers realise - until much later.
