I get this just isn’t how real estate is owned, let's not forget that hotels operate this way. Lenders finance the value of departmental revenue without leases.

While it doesn't easily fail to zero, returns don’t reach 10x or even 100x. In the traditional lease model, asking a company to commit to multiple years of term as a liability on the balance sheet is also challenging and why we've seen shorter term leases.

Venture capital has tried to stay away from asset-heavy businesses in favor of variable Pay Go spending. Concepts like software as a service have taken the fixed costs which historically have run in the millions and de-risked it.
