Power-Mad HOA President Terrorizes Neighbours in Loganville, GeorgiaIn Greighfield, a small 28-home community along a two-mile stretch in Loganville, Georgia (east of Atlanta), HOA president Melanie Downing turned neighbour against neighbour.

She allegedly hiked dues from $500 (2019) to over $1,300, added a $200 special assessment, and collected massive sums with little transparency or receipts for basic upkeep. Residents mow their own lawns; the HOA mainly handles the entrance, mailboxes, and pond.

Homeowners who questioned her faced retaliation: one received a shocking $137,000+ unexplained bill, others got $10,000+ fines over minor issues like property lines, garden gnomes, cultural decorations, open garages, or faded shutters. Many installed cameras to monitor the president’s alleged confrontations and inspections.

Downing handpicked her board and issued street-meeting threats of $3,500 penalties. Fed-up residents ousted the board under Georgia law, sparking court battles and more fines. The management company later quit amid the chaos.
