@Josh001J It is simple as a landlord. Put a rent deposit similar to risk levels and control occupancy. Kama nyumba ni 20k, say you need 6 months rent deposit. With 120k hata wakihama usiku, you'll get a recourse. No law in Kenya says rent deposit has to be for just 1 month. They'll behave!

I was going through tiktok and saw a video of a South Sudanese complaining that Kenyan Landlords are denying them rentals cos Sudis stay 10+ people per house, noise, damages. Others even burry loved ones in own compound rentals. The comment section confirmed it. Crazy!
