@DavidLloydUK Its a perfect compromise.. still plenty of parking, more cost effective, and with acoustic panels and the tree line, the noise from padel wouldnt effect the neighbours.

Grass, astro, and 2 clay gone.. but still 5 usable courts, 3 with flood lights and 4-6 padel courts and a pool
