New York City’s new “pied-à-terre” tax (second-home surcharge), effective July 1, 2026. New annual surcharge layered on top of regular NYC property taxes.

It applies only to residential properties in New York City that are not used as a primary residence by the owner, an immediate family member, or a long-term (at least one-year, arm’s-length) tenant who uses it as their primary residence. It targets high-value second homes / pieds-à-terre, especially those owned by non-residents, and is currently scheduled to sunset on June 30, 2031 (unless extended).
