Because it is a pain in the azz. Just be sure to get a minimum of 25% down. "buyers" can destroy a house just as bad as a renter. DIYers that do crap jobs and when they default you are stuck with their shit work...and the list goes on. 25 years as a RE broker. I would never do it.
