We have people using Flashmates from over 120+ countries and have properties being listed from new countries everyday.

Flashmates is completely safe and every listing on the platform is verified and genuine. Most importantly, we are focused on ensuring that the experience is smooth and that users leave the platform with them finding what they are looking for. We are actively working on being compliant with local housing laws and will also be localizing the platform based on the region.

There is good traffic for @SubletterHQ globally and we are seeing lot of people using it with top 5 cities being Chicago, Boston, NYC, Berlin and San Francisco.

- 25K people visited Flashmates from Europe within the last 58 hours.

Experimenting with a new feature on @SubletterHQ where users can sublet their place to known folks. Users can create groups and also see who has a place to crash. Will share more updates soon. Design is still in the works.

A lot of property owners and homestay operators have reached out about their interest in listing on @SubletterHQ. This is on the roadmap and we are working on how we can create better value for our users and customers.

One thing is certain and that is we will not charge any comission nor have any hidden fees. I would love to see people book vacation rentals and homestays on @Flashmateshq.

Subletter currently helps users find sublets and short term rentals globally. People save a lot of money and it’s available in cities where vacation rentals platforms are banned.

Excited to share that we are officially launching @FlashmatesAI at Mangaluru Technovanza in Mangalore 🇮🇳 on 24th September. This is our biggest product launch till date.

I am excited to make it available to the public and I strongly believe this is a product that will redefine the global real estate industry based on feedback from our private beta.

In 2026, we will see AI play an important role in Real Estate globally.

Instead of using platforms, people will be using AI agents to automate the process for them. Instead of going through brokers or portals, users will type in English and find desired listings in seconds.

We will see investors use AI to do market research for them. Instead of reading reports or consulting someone, an AI will generate an accurate summary with evidence and insights.

Property developers will deploy their own conversational bots to answer questions from potential buyers, instead of getting on a call, an AI will have everything done for you including scheduling site-visits.

At @FlashmatesAI, we are making this possible by building a full-stack AI native platform for real estate.

UK is one of the biggest real estate markets in the world with London being a hotspot for real estate investors globally. There are also a lot of students who move to London and look for student housing. Flashmates has been seeing heavy traffic in the UK and this is why we are putting out an official post that Flashmates is available in the UK for everyone.

Be it a student looking for student housing, a couple looking to buy their dream home, a working professional looking for a house on rent or a company looking for an office space, Flashmates is available for everyone in every part of the UK.

We are working with owners, developers and agents in the UK and having them onboarded to the platform. We have more announcements lined up for our users in the UK and this is just the beginning.

Here are 5 reasons on how @Flashmateshq is different from our competitors in India and why everyone in India should use the platform for their housing and real estate needs :

- Every listing on the platform is verified and the platform is built to be free from scams. This is important because the real estate industry is heavily abused by scammers. You will never to have to worry about bogus listings. Safety is very important and Flashmates prioritizes this for our users.

- It is free to look for listings and to contact the lister. There is no limit on how many folks you can contact and there is no plan/package you need to purchase. Just visit the platform and start looking. Absolutely free. And we don't have relationship managers. You are in complete control of the process from start to end and most importantly, you are directly in touch with the person who posted the listing.

- Flashmates is the only platform in India that allows both single room listings and sublet listings. If you are a tenant looking for a flatmate/replacement or want to sublet your place, you can post a listing on the platform. It is a very simple process and takes only minutes. Almost everyone who has posted a listing has found leads within 24 to 48 hours of posting the listing.

- Flashmates acknowledges that brokers and real estate agents are important and allows them to list on the platform. The platform will show if the listing is posted by a broker/agent and be transparent about everything. There is a directory as well incase a user wants to get in touch with a broker/agent.

- We are big on AI and have @FlashmatesAI which is our all-in-one AI powered real estate tech platform. I have seen countless number of people share about how painful their house-hunting experience was. A lot of time and money was spent in the process to no avail. Go to any platform and you will understand what I am talking about. And it is not just people looking for rental housing, it is everyone including the person who wants to sell his land or a student looking for housing near their university. Everyone is struggling.

Existing real estate platforms do a lot more harm than actually solve the problem. They are not transparent and charge people to contact owners. Most importantly, they are infested with a lot of bogus listings. They also want to eliminate brokers from the process however end up having a lot of listings from brokers but don't even disclose that it is posted by them. In short, they don't really work that well.

This is why I am building @Flashmateshq, which is a real estate tech platform that is safer, faster and efficient and is focused on the needs and requirements of users and customers. Every listing on the platform is genuine and we will not force our users to pay any fee to contact owners. We are a platform that is open to all types of real estate properties and we are transparent about everything. And yes, we allow brokers and real estate agents to list on the platform. We also allow single room listings by tenants who are looking for a flatmate or looking to sublet their place.

To those curious as to why I soft-launched the standalone platform of @SubletterHQ in Berlin and NYC :

Cities like Berlin, NYC, Amsterdam, Paris and Barcelona have restrictions/ban on short term rentals. And there is a lot of demand for short term stays in these cities.

There are people who live in these cities on a lease however travel a lot for work or head back home. And while they are away for months, their apartment is vacant and rent is being paid.

Most of the rentals allow people to temporarily rent out their apartment to another tenant and this process is called subletting.

Subletter allows people to safely sublet and temporarily rent out their room, apartment and villa safely to genuine people while staying compliant with local laws. Subletter is going to be available in almost every country on earth and we will also allow owners to list on the platform as well.

This will allow people to save on rent when they are not staying at their place by temporarily renting it out to genuine people. And people will no longer have to worry about finding temporary accommodation anywhere across the globe.

Launching a standalone platform for Subletter is a part of our long term plan at @Flashmateshq to be an ecosystem of housing and real estate products. And there is good progress with Subletter as well and it was featured in a city guide for San Francisco.

What did I get done today?
- Opened up @Flashmateshq for real estate agents/realtors globally.
- Cold DMed real estate agents that I know. Got a positive response from a lot of folks that I reached out to.
- Soft-launched @flashmatesU for universities in Northeast Ohio. Seeing some good numbers with sign-ups and also some listings being posted to the platform.
- Soft-launched @SubletterHQ in NYC and Berlin. Need to figure out a marketing strategy here.

My end goal with @Flashmateshq is to not just be another ordinary housing/real estate platform but to be a platform that actually helps people and is trusted by billions globally while being safer and faster.

Along with that, I want Flashmates to be an ecosystem of real estate products. Real estate is a broad domain. This is why we have products like @SubletterHQ, @GruhamBot, @FlashmatesU, @CREXHQ and @FlashmatesAI.

If we are able to simplify real estate for anyone, anywhere across the globe, where our product has successfully helped the user, then I would consider that success.
