Big investors have virtually disappeared from the market - down almost 80%.
We reviewed 581,000 transactions in the largest U.S. markets in Q4 2022 and Q4 2021.
Surprisingly, investors who own 10-999 homes have slowed less. We know many of them, who are not "market timers."
New listings are down 22% from a year ago as homeowners hang onto low mortgage rates.
That’s causing buyers to snap up desirable new listings quickly and keeping prices from falling further. #housing
Salespeople play themselves everyday.
One way they do this is by trying to justify their price points by feature dumping on the prospect hoping whatever they say will stick.
Let’s look at how it backfires:
Prospect: You guys are considerably more expensive than your competitors
🤡: It’s not cheap to have the best response times in the industry. Not to mention the amount of integrations we have. We have over 300+!
Prospect: I don’t need the immediate response times since we are a small team + we only need 3 integrations. No wonder you guys are more expensive!
🤡: Wait! how about a discount?
Prospect: *click* See ya motherf*cker!
What do the top performers do? They get the prospect to explain *their* reasons and then the salesperson sells to that.
Here’s an example:
Prospect: You guys are considerably more expensive than your competitors
🐲: True.. and people still buy despite knowing that. Why do you think that is?
Prospect: Well probably because you guys have higher quality XYZ and [specific] features
🐲: But i’m guessing that’s not as important to you?
Prospect: Why would you say that?
🐲: Well you did say we were more expensive so i thought you’d rather go for the other less expensive solutions
Prospect: [starts to backtrack]
🐲: But I’m confused. You guys are a startup why would you guys need higher quality XYZ and [specific] features?
Prospect: [sells themselves]
The person most qualified to convince the prospect is the prospect.
Stop interfering with that process.
