@MoldeTroy@N8RealEstate My area (NE Ohio) we are just now starting to see some of the foreclosures that were bought at the peak in 2022 . Bought one in Oct. the owner owed $140k and I purchased at $93k. Very surprised the lender didn’t bid it up more. I’ll have about $10k in repairs and list for $165k
@MoldeTroy@N8RealEstate I bought two foreclosures this year at auction and have been working the skip tracing angle trying to get the deal before it goes to auction.
More and more foreclosures are popping up post covid but they owe more then I’m willing to pay
@NathanQuinlanGC In Ohio. With the last one we got a writ of possession with the confirmation of sale. So could have contacted the sheriff office to toss the owner out. But did cash for keys to make it an easier transition and hopefully have the place not get trashed on the way out
@N8RealEstate Just get it in contract with a close date 60 days out. They can offer in places and have a better chance getting theirs accepted because their home is already in contract. You don’t close until they are ready to close on their new home. Both will close the same day
