After being the 4th listing agent, here’s how I sold this old distribution building

After taking the listing, I quickly realized the building wasn’t selling because the docks were built for box trucks

No distributor loads with box trucks anymore, only semis

So I called up a contractor friend, he gave me a bid to install a dock on the side of the building and cut out a loading door

When a national AC distributor came to town, they passed on my listing because of the poor loading and then I sent them the bid for the dock….

They closed 30 days later

The buyer got the building they needed
I got paid
The contractor got the job
The seller finally got her building sold
