I’m officially liquidating one of my partnerships.
10 properties will be sold over the next year.
Then we go our separate ways.

Bitter sweet.
It didn’t work out.
But it’s time to move on.

Here’s what I learned:

1. Partnerships are tough. Stick to deal-by-deal when you can. Long-term commitments are harder than they look.

2. More than two partners? Don’t do it. Too many opinions. Too little accountability.

3. Your operating agreement is everything. Spell out performance expectations. Include teeth—there should be a way to strip equity or profits if someone doesn’t perform. To be clear, this didn’t happen in our case. But I’ve seen others get stuck hard because they couldn’t enforce performance.

We didn’t do all that.
Now we’re unwinding something that could’ve worked better.
