Seeing rents drop about 10% this year in East Tennessee. Factory towns getting hit hardest . Deportations and increased Ice presence has caused a huge demand drop. I went from having a large wait list on my portfolio to taking 6+ weeks to fill a rental unit with someone that qualifies on income (3x rent on gross income ) rental price skyrocketed in the last 3 to 4 years but income and wage growth has not come close to matching house price/rental increases ). Blue collar America /factory towns are seeing harder times than most area’s.
