@jaymart222 The political class doesn't understand the cost of doing business. Landlords aren't motivated to work on their apartment improvements because it's become a lose-lose situation for them.
@realEstateTrent Like anything else, you need to put the work in and have it become part of your lifestyle. I believe in Gladwell's 10,000 Hour rule. Put in the time and effort and your chances of success will increase.

@jaymart222 Also, NYCHA is the worse landlord in the city. You need to incentive people to invest in housing. Writing blank checks has never solved the housing crisis.
@realEstateTrent I would also add sometimes you gotta get on a plane and meet people if you want to make money. Very few want to go that far. I did this during the financial crisis. I went to Austin and Dallas and found life changing deals for my firm.
@realEstateTrent True(LOL). Another thing that concerns me is when everybody gets off the sidelines to buy property, institutional investors will simply outbid smaller firms and we won't get values as cheap as we thought we would.

@realEstateTrent I have an old partner who refuses to go down in price with any tenant. He has a strip mall that has 3 vacancies and has had businesses that are interested in spaces, but he refuses to offer any TI or rent concession. Very stubborn man!
