Las Olas is one of the most recognizable areas in Fort Lauderdale, known for its restaurants, shops, waterfront lifestyle and walkability it is essentially the downtown area of Fort Lauderdale
But living somewhere and visiting somewhere are two very different things.
So instead of giving you another neighborhood tour, I went out and asked the people who actually live here

f I had a budget of $1 million or less and wanted to stay in or around East Fort Lauderdale,
These are four neighborhoods I would look at
Imperial Point + Knoll Ridge — $737,500 median price point
One of my favorite options if you want a quieter neighborhood in north Fort Lauderdale while still being close to Lauderdale-by-the-Sea, the beach, Federal Highway, restaurants and shopping plus Pompano
Coral Heights + North & South Corals in Oakland Park — $737,500 median price point
Technically Oakland Park, but you’re surrounded by Fort Lauderdale and still extremely close to the beach, restaurants, shopping and everything along Federal.
Poinsettia Heights + Middle River Terrace — $699,000 median price point
This would be one of my first choices if proximity to Downtown Fort Lauderdale matters. You’re just north of Downtown and Flagler Village, close to Wilton Manors and still only a short drive from the beach.
Garden Isles in Pompano Beach — $742,500 median price point
This one technically isn’t Fort Lauderdale, but Fort Lauderdale buyers should know about it. Garden Isles is just north in Pompano Beach and becomes especially interesting if boating is part of the reason you’re moving to South Florida.
So where would I personally look with a $1 million budget?
Beach proximity → Imperial Point / Knoll Ridge
Close to Downtown → Poinsettia Heights / Middle River Terrace
Location + value → Oakland Park Corals
Boating → Garden Isles

• Banyan Tree Residences West Palm Beach received unanimous approval from the city's Downtown Action Committee
• Related Group has officially broken ground on The Residences at Broken Sound in Boca Raton. The project will bring 494 apartments, extensive amenities, approximately 43,000 square feet of restaurant and retail space, and an Equinox to the area.
• Ivy's is set to replace Salt7 on Las Olas Boulevard in Fort Lauderdale.

Looks like a concept called Ivy’s will be coming
From the same people behind Le Tub and GG’s

It’s about time someone took the space over
There’s all the indoor seating, massive outdoor patio along the water plus the outdoor bar

One big thing everyone gets wrong with Fort Lauderdale?
That every home east of 95 is over $1 Million
Sure if you want to live on the water it will be
But there are plenty of neighbrhoods where you can get a single family house under $1 million
An actual single family house, I'm talking 3+ bedrooms, garage, maybe even a pool
Imperial Point & Knoll Ridge - perfect for beach proximity, families, and parks
Coral Heights, North and South Corals In Oakland Park - clutch location, close to downtown Fort Lauderdale, the beach, and a great dowtown for Oakland Park
Poinsettia Heights & Middle River Terrace - perfect if you want proximity to downtown Fort Lauderdale but not in the chaos or breaking the bank

Most people don't even realize West Palm actually goes west of 95
Where you have great golf and country clubs like Ibis and Preserve at Ironhorse
And all of this is connected by the brightline which can take you to Boca, Fort Lauderdale, Aventura or even downtown Miami, even Orlando without having to drive

Honestly I don't know why more people don't talk about Deerfield Beach
Clutch location just South of Boca, has the beach and the pier, water access for boating, plus not too far from Delray or Fort Lauderdale
Execellent lowkey beach - plenty of restaurants like Whales Rib, Flanigans, Break House
Parks like Quiet Waters and Tradewinds
Most importanlty the prices
Median single family and townhome prices are around $484k
Compared to Boca just north of Deerfield sitting at $899k
Is Deerfield a sleeper city?
Some people actually don't like West Palm but prefer Jupiter
The only thing is Jupiter can get pricy sometimes
But more and more people in Palm Beach County are starting to move further north into Stuart
